Professional Fire Compartmentation Surveys in Leicester

Compartmentation divides a building into fire-resisting sections so that a fire is held in one place while people escape and firefighters work. It only works if the walls, floors and fire stopping are complete. A compartmentation survey inspects that separation directly, including inside ceiling voids, risers and roof spaces, and records every breach.

Based in Coalville, Leicestershire, Integral Safety is ideally positioned to serve businesses in Leicester. Choosing a local consultancy means access to ceiling voids and risers planned around your occupants, and a surveyor close enough to return and check the fire stopping once it is done.

Compartmentation is the part of a building's fire safety that nobody sees. Fire-resisting walls and floors divide the building into compartments so that a fire is held in one place while people escape. Every cable, pipe and duct that has been pushed through those walls since the building went up is a potential hole in that protection.

Leicester has a great deal of older building stock that has been refurbished, subdivided and rewired many times over, from converted factories and mills to Victorian terraces split into flats. That history is exactly where compartmentation fails. Our surveys find those breaches, locate them on a plan, and tell you what each one needs.

Local knowledge

Business and Industry in Leicester

Leicester's industrial past left the city with large multi-storey factory and warehouse buildings, many now converted into apartments, offices, workshops and studios. Most of those conversions involved new floors, new partitions and new services threaded through old structure. Add decades of cabling for IT, security and alarm upgrades in the city's offices, shops, schools and care homes, and Leicester buildings very often have compartment walls that look solid but are full of unsealed holes above the ceiling.

Business parks and estates we work on

  • Converted factory and mill buildings in the city centre and Cultural Quarter
  • Multi-occupied office buildings with shared risers
  • Flats above shops on the main roads into the city
  • Care homes and supported living schemes
  • Industrial units on the estates around the ring road

Getting to you

Leicester is about 20 minutes from our Coalville base on the A50 and M1. Compartmentation surveys mean getting into ceiling voids, risers and loft spaces, so we plan access with you in advance and work around your occupants.

What we see

What We Commonly Find in Leicester

Recurring issues we come across doing this work locally. If any of these sound familiar, they are all fixable.

  • Cables and pipes passed through compartment walls above suspended ceilings with no fire stopping at all
  • Holes sealed with ordinary expanding foam or mortar that has never been tested as fire stopping
  • Compartment walls that stop at the ceiling tiles instead of continuing to the floor slab above
  • Missing or breached cavity barriers in roof voids running across converted terraces and flats
  • Service risers open between floors, so smoke can travel the full height of the building
  • Fire dampers missing where ductwork crosses a compartment wall

Questions

Fire Compartmentation Surveys in Leicester: Your Questions

How do we know whether our Leicester building needs a compartmentation survey?

If your fire risk assessment relies on compartmentation, for example a stay put strategy in flats, phased evacuation, or protected escape routes, then the compartmentation has to be known to work. A survey is especially worth having where the building has been converted, refurbished or rewired, or where the fire risk assessor could not see above the ceilings and has recommended one.

Is a compartmentation survey the same as a fire risk assessment?

No. A fire risk assessment looks at the whole of fire safety, but it is normally non-destructive, so the assessor cannot see inside ceiling voids and risers. A compartmentation survey is the detailed follow-up: we open up access points and inspect the fire separation itself, then record every breach with its location and a photograph.

Do you carry out the fire stopping repairs as well?

We survey and report; the repairs are carried out by a fire stopping contractor of your choosing. The schedule is written so that any competent contractor can price from it, with each breach located and photographed, and we can come back afterwards to check the work has been done properly.

Do you carry out fire compartmentation surveys in Leicester?

Yes. We survey compartmentation in blocks of flats, converted buildings, care homes, offices, schools and industrial premises across Leicester and the surrounding area.

Is the survey disruptive?

Less than people expect. We work from existing access points such as ceiling tiles, hatches and riser doors wherever we can, and agree any further access with you in advance. Occupied buildings can stay in normal use while we work.
