Professional Fire Door Surveys in Leicester

Fire doors are one of the most important parts of a building's fire safety and one of the most often neglected. Under the Regulatory Reform (Fire Safety) Order 2005 the responsible person must keep fire safety measures, fire doors included, in efficient working order and good repair. Our surveys inspect every door against what it needs to do and give you a clear schedule of what to put right.

Based in Coalville, Leicestershire, Integral Safety is ideally positioned to serve businesses in Leicester. Choosing a local consultancy means surveys booked around your residents and occupants, and a surveyor who can return quickly to check remedial work once it is done.

Leicester has a very large number of buildings where fire doors matter most: houses in multiple occupation and student lets around Clarendon Park, Highfields and the streets near both universities, blocks of flats converted from former hosiery and boot and shoe factories, care homes, hotels and mixed-use buildings with flats above shops. In all of them the fire doors are what hold a fire back long enough for people to get out.

A fire door only works if every part of it works: the leaf, the frame, the gaps, the seals, the hinges, the closer and the glazing. Our surveys look at each of those on every door, so you know exactly where you stand rather than relying on a label that may no longer mean anything.

Local knowledge

Business and Industry in Leicester

A lot of Leicester lives and works in buildings that were built for something else. Victorian terraces have become shared houses and student lets, and former hosiery, knitwear and footwear factories in and around the city centre have become apartments, offices and studios. Conversions like these often inherited fire doors fitted to a specification nobody recorded, then altered over the years by people who did not know what a fire door needs.

Business parks and estates we work on

  • Converted mill and factory apartment blocks in the city centre
  • Shared houses and student lets around Clarendon Park and Highfields
  • Purpose-built student accommodation near both universities
  • Flats above shops on the main arterial roads
  • Care homes across Leicester and the county

Getting to you

Leicester is about 20 minutes from our Coalville base on the A50 and M1, so surveys across the city and county can usually be booked within the week, including multi-day surveys of larger blocks.

What we see

What We Commonly Find in Leicester

Recurring issues we come across doing this work locally. If any of these sound familiar, they are all fixable.

  • Flat entrance doors replaced by leaseholders with standard doors that look similar but are not fire rated
  • Self-closers removed or disconnected because the door was heavy or noisy
  • Gaps around the leaf far wider than the door was tested with, so smoke and fire pass straight round it
  • Intumescent strips and smoke seals painted over, damaged or missing after redecoration
  • Doors wedged open in shared houses, with no hold-open devices linked to the alarm
  • New locks, letterboxes and spy holes cut into doors without fire-rated hardware

Questions

Fire Door Surveys in Leicester: Your Questions

We manage converted flats in Leicester. Do the flat entrance doors need checking?

Yes. The Fire Safety Act 2021 made clear that flat entrance doors fall within the Fire Safety Order for the building as a whole, and for residential buildings over 11 metres the Fire Safety (England) Regulations 2022 require the responsible person to check communal fire doors every three months and to use best endeavours to check flat entrance doors every year. Below 11 metres the doors still have to be suitable and maintained; the survey is how you show that they are.

Our HMO in Leicester has fire doors already. Why would it need a survey?

Because a fire door that has been fitted is not the same as one that still works. In shared houses we routinely find closers taken off, seals missing and doors that no longer latch, all of which the tenants and the landlord can easily miss. A survey records the condition of each door so the problems can be put right and you have evidence that you checked.

What do we get at the end of a fire door survey?

A door by door schedule: where each door is, what it is meant to be, what condition it is in, photographs of the faults, and whether it needs adjustment, repair or replacement. It is written so that a joiner or fire door installer can price from it directly.

Do you carry out fire door surveys in Leicester?

Yes. We survey fire doors in all types of premises across Leicester and the surrounding area, including blocks of flats, HMOs, care homes, hotels, schools and commercial buildings.

How long does a fire door survey take?

It depends on the number of doors and how easy they are to reach. A small building can often be done in a morning, while a large block with flat entrance doors may take several days. We will give you a timescale and a fixed quote before we start.
